Cleaning small strata schemes: affordable options for low-rise blocks and small complexes

Small schemes have small budgets but the same expectations. How to get reliable, affordable cleaning for low-rise blocks, duplexes and.

Not every strata building is a tower with a building manager and a big budget. Brisbane is full of small schemes: low-rise blocks of six to twenty units in suburbs like New Farm, Paddington, Toowong, Annerley and Coorparoo; and two- or three-lot schemes. They need reliable cleaning just as much — at a price that makes sense.

The challenges for small schemes

  • Tight budgets: fewer lots share the cost.
  • Volunteer committees: often one or two owners do most of the work.
  • Self-managed schemes: some small schemes don’t have a body corporate manager.
  • Hard to find a cleaner: many providers aren’t interested in small jobs, or only quote a high minimum.

What a small scheme usually needs

A typical small low-rise block needs:

  • entry, letterbox and foyer cleaning
  • stairwells swept and mopped, handrails wiped
  • landings and window sills dusted
  • paths and frontage litter-picked
  • bin area tidied, plus bins out and back on collection day
  • issues reported (lights, leaks, damage)

Optional extras: periodic soft washing, stairwell window cleaning, carpet cleaning.

How often?

Weekly or fortnightly visits suit most small schemes. Fortnightly keeps costs down for very low-traffic buildings; weekly keeps stairwells consistently presentable. Bin management runs weekly to match council collection.

What does it cost?

At Strata Cleaning Co., small low-rise blocks (about 4–8 lots) start from $145 + GST per visit ($159.50 inc GST), larger low-rise blocks from $160, and bin management starts from $55 per service. Try the price calculator for an indication.

For a 12-lot block with fortnightly cleaning, that’s about two visits a month — a modest line in the administrative fund budget, shared across all lots.

Getting value

  • Combine services: cleaning and bins on the same visit reduce cost.
  • Choose the right frequency: don’t pay for weekly if fortnightly works.
  • Ask for reporting: even small schemes deserve proof of service. Our client portal is included for every building.
  • Use the cleaner’s eyes: issue reports help small committees stay on top of maintenance without frequent inspections.

Self-managed schemes

If your scheme has no body corporate manager, the committee or a nominated owner deals with contractors directly. We make it simple: one point of contact, clear per-visit invoices, and portal access so every owner can see the cleaning happens.

Small schemes deserve the same standard

We service many small buildings in Brisbane’s inner suburbs alongside large towers, and every one gets the same checklists, photo verification and supervision. Repeatable, standardised cleaning isn’t just for big buildings.

A sample visit for a 12-lot block

To make it concrete, here’s what a typical visit to a three-storey, 12-lot block looks like:

  1. Arrive and photograph the entry.
  2. Clean entry door glass, the intercom and letterboxes; remove junk mail.
  3. Sweep and mop the ground-floor lobby.
  4. Work up the stairwell: sweep and mop each flight and landing, wipe handrails, dust sills and the stairwell window ledges.
  5. Check each landing for stored items, blown globes and damage.
  6. Litter-pick the frontage, paths and gardens.
  7. Tidy the bin area, clean spills and check for dumped rubbish.
  8. Complete the checklist, upload photos and report any issues.

On collection day, the bins go out and come back as part of the same routine.

Budgeting tips for small committees

Cleaning is usually paid from the administrative fund, so it needs to be in the budget approved at the AGM. Some practical tips:

  • Get a firm per-visit price so the annual cost is easy to calculate.
  • Budget periodic work separately, such as a yearly soft wash, so it doesn’t surprise owners.
  • Allow a small contingency for one-off clean-ups, such as after a storm or a messy move-out.
  • Review the frequency yearly: if the building stays clean between fortnightly visits, there’s no need to go weekly.

Two-lot and three-lot schemes

Very small schemes, such as duplexes, often have little or no shared common property. If the only shared areas are a driveway and a bin enclosure, an occasional soft wash may be all that’s needed. We’re happy to give honest advice even when the answer is “you don’t need regular cleaning”.

We still visit before we quote, even for small schemes. It takes about 20 minutes and makes sure the price is right. Book a free site visit or request a quote online.
