Soft Washing for Strata Buildings
Low-pressure washing that lifts mould, algae and grime from walls, paths and bin areas — without damaging surfaces.
Soft washing uses low pressure and purpose-made, biodegradable cleaning solutions to remove mould, algae, lichen and grime. It cleans as well as high pressure on most strata surfaces — and it’s far gentler on render, paint, sealants and older materials.

We use biodegradable products, protect gardens and manage run-off so wash water doesn’t reach stormwater drains, in line with our Environmental Policy.

Do you quote over the phone?
We’re happy to talk it through by phone. For smaller blocks, our price calculator gives you an instant indication. For an accurate price we visit first — it’s free and takes about 20 minutes — then send a written quotation — usually within two business days.
How much does strata cleaning cost?
Small low-rise blocks start from $145 + GST per visit, larger low-rise blocks from $160 and mid-rise apartments from $168. Larger buildings are priced on their scope and tasks they need. Use our price calculator for an indication, then book a free site visit for a written quotation.
Which areas do you service?

Are you tied to a body corporate manager?
No. We’re 100% independent. We never pay or accept commissions, referral fees or kickbacks.
How do we know the cleaning has been done?
Every visit is checklisted, photographed, signed off and reported. Committees and managers can see it all in our client portal.
Do you handle emergencies?
For eligible customers, yes: our rapid response team handles spills, broken glass, vomit and pet accidents, and vandalism across Brisbane.
Are your cleaners insured and properly paid?
Yes. We hold public liability and workers’ compensation insurance, pay at least the Cleaning Services Award, and follow the Cleaning Accountability Framework.
