Does strata cleaning affect property values? How presentation protects your investment

First impressions, buyer perception, tenant retention and asset protection — why consistent common-area cleaning is one of the best-value line items in a body corporate budget.

Owners sometimes see cleaning as a cost to be minimised. But common-area presentation is one of the few things a body corporate controls that every buyer, tenant and valuer sees. Here’s why consistent cleaning is an investment, not just an expense.

First impressions sell apartments

A buyer’s inspection starts at the street. They walk past the bins, through the foyer, into the lift and down the corridor before they see a single room of the apartment they came to inspect. Grimy entries, stained carpets and a smelly bin room tell them the building is poorly run — and prompt questions about sinking funds, defects and levies.

Real estate agents know this, which is why they often ask the body corporate for an extra clean before an open home. A building that’s consistently presentable doesn’t need special treatment.

Tenants stay longer in well-kept buildings

For investor owners, vacancy is the biggest cost. Tenants who feel their building is cared for are more likely to renew. Clean, safe common areas are part of the lifestyle they’re paying for, especially in buildings with pools, gyms and shared spaces.

Cleaning protects finishes

Grit is abrasive. Walked through foyers and corridors, it wears carpet, scratches stone and dulls timber. Salt and sand do the same in coastal buildings. Regular cleaning:

  • extends carpet life between replacements
  • prevents permanent etching and staining of stone
  • stops mould taking hold in damp, shaded areas
  • protects stainless steel and glass from corrosion

Replacing corridor carpet or refinishing a foyer floor costs far more than cleaning it properly.

Early warning saves money

Cleaners see every part of the common property regularly. When they report leaks, damage and hazards promptly, small fixes stay small. Our reporting makes this automatic. See cleaning reports for body corporates.

Safety reduces risk

Slips on wet or dirty floors, trip hazards and cluttered fire stairs are risks for residents and visitors, and potentially for the body corporate. Consistent cleaning and prompt spill response reduce that risk.

Harmony in the building

Dirty common areas generate complaints, and complaints consume committee time. A building that’s consistently clean is a calmer building to manage.

What “consistent” really means

The value comes from repeatable, standardised cleaning — the same tasks done to the same standard every visit, with evidence. That’s how we work: every building has its own checklist, every visit is photo-verified, and supervisors inspect regularly.

What buyers and valuers notice

When someone inspects an apartment, they rarely say “the common areas are clean”. They notice when they’re not. Common signals that put buyers off include:

  • stained or worn corridor carpet
  • smeared lift mirrors and grubby buttons
  • odours from the bin room
  • cobwebs in stairwells and on light fittings
  • litter and dead leaves at the entrance
  • mould on paths and walls in shaded areas

Each one suggests poor management, and buyers often extend that assumption to the building’s finances and maintenance.

Presentation before AGMs and sales campaigns

Some committees schedule periodic work, such as soft washing, carpet cleaning and high dusting, before the AGM or busy sales seasons such as spring. That’s sensible, but the best results come from consistency. A building that’s always presentable doesn’t need a scramble before every open home, and agents can confidently bring buyers through at any time.

The role of the committee

Committee members are often the first to hear about problems and the last to be thanked for fixing them. Reliable cleaning with transparent reporting gives the committee an easy win: owners can see the building is looked after, and the committee can show what the budget is buying. That supports goodwill at general meetings when bigger spending decisions, such as painting or a lift upgrade, come up.

A simple way to measure it

Ask owners and residents once a year to rate the cleanliness of the building on a scale of one to five, and to name their top problem area. Combined with your cleaner’s reports, that gives the committee a clear picture of whether cleaning is keeping up, and where to focus.

The budget conversation

When preparing the budget, compare cleaning costs with the value of what it protects: the presentation of every lot, the life of your finishes and the time your committee spends on complaints. Our pricing guide and calculator can help you set a realistic figure.
