On paper, cleaning a foyer is cleaning a foyer. In practice, cleaning a strata building is a different job from cleaning an office, a shop or a warehouse. Committees that hire a general commercial cleaner sometimes discover the difference the hard way. Here’s what sets strata cleaning apart.
Who you’re working for
An office cleaner usually answers to one client: the tenant or the facilities manager. A strata cleaner answers to a body corporate — a committee of volunteer owners — usually through a body corporate manager, sometimes alongside a building manager or caretaker, and all while being watched by dozens or hundreds of residents.
That means:
- decisions are made at committee meetings, often monthly
- feedback comes from many directions, sometimes contradictory
- the committee needs evidence they can show owners
- relationships matter, because contracts are renewed by vote
A strata specialist understands that structure and reports in a way that suits it.
When the work happens
Offices are usually cleaned after hours when they’re empty. Strata buildings are never empty. Cleaners work around residents going to work, school runs, deliveries, removalists and people walking dogs. That calls for:
- courteous, identifiable, inducted staff
- signage and care with wet floors
- quiet equipment and sensible start times
- awareness of privacy — residents’ front doors, parcels and cars
What gets cleaned
Commercial cleaning focuses on workstations, kitchens and bathrooms. Strata cleaning is all shared, high-traffic common property: foyers, lifts, corridors, stairwells, bin rooms, pools, gyms and grounds. The hardest areas — bin rooms, chute rooms and fire stairs — rarely appear in office contracts.
Reporting and evidence
Committees need to show owners they’re getting value, and managers need early warning of problems. Strata cleaning should include:
- confirmation that each visit happened, with a completed checklist
- photo evidence of key areas
- issue and hazard reports: broken lights, leaks, graffiti, damage, blocked fire exits
- a record the committee can access without chasing anyone
Our reporting and client portal was built specifically for this. Most commercial cleaning contracts don’t offer it because offices don’t need it.
Rules and governance
Strata buildings have by-laws, regulation modules, caretaking agreements and procurement rules. A strata cleaner should understand how contracts are approved, how to work alongside a caretaker, and how to raise issues through the right channel. Our guide to who cleans what in a strata building covers the basics.
Emergencies
Residents don’t stop living when the cleaner leaves. Spills in lifts, broken glass at the entrance and vandalism happen at any time. A strata specialist offers a rapid response to make common property safe again quickly. Most office cleaners don’t.
Where commercial cleaning meets strata
Not all strata is residential. Commercial strata — commercial offices, office suites and mixed-use buildings — combines body corporate governance with commercial expectations. These schemes need someone who understands both: the committee and manager structure, and the standards tenants and their customers expect. See our guide to commercial office cleaning.
Insurance and contracts
Commercial cleaning contracts are often written for a single tenant with a simple scope. Strata contracts need to suit a body corporate: approved within the limits of the regulation module, signed by authorised people and flexible enough to accommodate changes approved at meetings. Insurance requirements are similar, with public liability and workers’ compensation essential, but strata contracts should also address access to residents’ areas, key control and privacy.
Key control and privacy
Strata cleaners hold keys, fobs and codes to residents’ homes, in the sense that they access the building where people live. Key registers, secure storage and clear rules about who holds access are essential. Cleaners also see residents’ comings and goings, parcels and cars. A professional strata cleaner trains staff on discretion and privacy, and never photographs residents or the inside of lots.
Consistency over years
Office cleaning contracts are frequently re-tendered. Strata relationships tend to last longer, because committees value stability and residents get to know their cleaner. That rewards providers who invest in the same cleaners staying at the same buildings, with relief staff properly inducted when needed. Ask providers how they keep teams consistent.
Responding to residents
Office cleaners rarely deal with the public. Strata cleaners are asked questions every visit: about bins, deliveries, noise, parking and complaints about neighbours. Good strata cleaners are friendly and helpful but know when to refer matters to the building or body corporate manager, rather than getting involved in disputes. That professionalism protects both the cleaner and the committee.
